Where you stay on Mustang Island shapes the whole trip. Port Aransas lodging splits four ways: full beach houses for families and groups, Gulf-front condos with pools, traditional hotels and motels closer to the harbor and shops, and RV parks for the snowbird and weekend crowd. Each has trade-offs on price, walkability, and how close you wake up to the surf.

Beach houses and condos book up fastest for summer, spring break, and Sandfest weekend — start looking three to six months out for peak dates. Off-season (October through February, minus the holiday weeks) is when the island goes quiet and the rates drop sharply; many properties offer monthly winter Texan stays.

Walkability matters more than visitors expect. Properties along the seawall and downtown near Alister Street put you within a short golf-cart ride of restaurants, the ferry, and the harbor. Houses on the south end of the island near Cinnamon Shore and Mustang Royale are quieter and more residential — beautiful, but you'll be driving for everything except the beach.
